This percentage can be higher depending on your financial situation and the type of loan that you qualify for.

         En un momento histórico como el que estamos viviendo y en el que la prioridad es mantenernos saludables, también resulta importante en la medida que sea posible, continuar con las metas que nos hemos trazado. Son muchas las personas que tendrán que posponerlas, pero otras continuarán con sus planes. Esto aplica a todos los aspectos de la vida, incluyendo los planes económicos y ya lo hemos visto en particular en nuestra oficina de Viva Orlando Realty, con compradores de propiedades.

          Mientras unos han tenido que posponer, (hay menos compradores buscando casas) otras transacciones de compra se siguen completando, y estamos recibiendo peticiones de posibles compradores que quieren saber qué estrategias usar para continuar con sus planes de invertir en bienes inmobiliarios.

         Amigos de Viva Orlando Realty. Como saben, estamos viviendo momentos históricos debido a la pandemia del coronavirus covid-19, algo que ha afectado a todo el mundo. Muchos de ustedes se han comunicado con nosotros para saber cómo estamos en nuestra oficina y qué efectos ha tenido este virus en nuestra ciudad y en la industria de los bienes raíces.
         &#xD;
  &lt;div&gt;&#xD;
    
          Orlando no ha sido la excepción a lo que está pasando en el mundo entero y nuestra vida diaria se ha visto trastocada por esta pandemia. La mayoría de los negocios están cerrando, y otros, incluyendo nuestras oficinas, han seguido algunas operaciones de manera remota, atendiendo llamadas y dando seguimiento a las necesidades de nuestros clientes, con horario limitado y tomando todas las medidas necesarias para garantizar la seguridad y salud de todos, de acuerdo a lo establecido por las autoridades gubernamentales.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          En nuestro caso, hemos visto muchas transacciones de compra y venta de propiedades detenidas o pospuestas, ante la incertidumbre que se vive. Hay muchos compradores y vendedores que están a la expectativa esperando que esto termine y eso lo comprendemos.

          En cuanto a nuestra ciudad,  una donde el turismo es nuestra principal actividad, y con las restricciones obligatorias que se han tenido que imponer a los viajes, los miles de turistas que estaban listos para disfrutar sus vacaciones tuvieron que cancelarlas y los que estaban aquí, regresaron a sus hogares.

          Nuestros parques temáticos, que son los más famosos del mundo, están cerrados, ¡todos! Esto incluye  los de Walt Disney World, los de Universal Orlando Resort, los de SeaWorld y Legoland, así como el Centro Espacial Kennedy de la NASA, una fantástica atracción que está a una hora de Orlando. También cerraron la mayoría de los hoteles, incluyendo los resorts de Disney y de Universal, así otras atracciones y los grandes centros comerciales. Igualmente los restaurantes, aunque por el momento se permite que estos vendan comida para llevar.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Aquí también se suspendieron las clases. Ya las Universidades no tendrán clases presenciales en todo el semestre y los niños y jóvenes empezará a tomar clases en línea para que no tengan que ir a las escuelas y no pierdan su año escolar.  Tenemos toque de queda, tanto en el condado de Orange como en el de Osceola, en efecto desde las 11:00 p.m. hasta las 5:00 a.m. Esto incluye las áreas de Orlando y Kissimmee, entre otras.
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Nosotros al igual que muchos otros lugares de Estados Unidos y otras partes del mundo, seguimos en Estado de Emergencia y en compás de espera, pero de una cosa estamos seguros: Esta crisis provocada por el coronavirus pasará y nos recuperaremos. 
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Por ahora entendemos su prioridad, que es mantener su salud y la de su familia, y permanecer en sus hogares siguiendo las instrucciones de sus autoridades en cada uno de sus países. Tenemos fé de que pronto se pueda encontrar una solución a la propagación de este virus, y cuando eso suceda, nosotros estaremos aquí como siempre, disponibles para seguirlos orientando ya sea que quiera comprar, vender o alquilar una propiedad en Orlando.

         Friends of Viva Orlando Realty. As you know, we are experiencing historical moments due to the covid-19 coronavirus pandemic, something that has affected everyone. Many of you have contacted us to find out how we are in our office and what effects this virus has had on our city and on the real estate industry.

          Orlando has not been the exception to what is happening in the whole world. This pandemic is disrupting basic aspects of our daily life. Most businesses are temporarily closed; however, some others are operating remotely, including our office that is answering calls and giving follow up to our client’s needs, but taking measures to guarantee the safety and health of all, according to what is established by government authorities.

          In our case, we have seen many purchase and sale transactions on hold or postponed, given the uncertainty that exists. There are many buyers and sellers who are waiting to see this end and we completely understand that.

Most hotels also closed, including the Disney and Universal resorts, as well as other attractions and large shopping malls. Also the restaurants, although for the moment they are allowed to sell takeaways.

          Classes were also suspended not only in Orlando, in the State of Florida. Universities will no longer have face-to-face classes throughout the semester and children and young people will begin to take classes online so that they do not have to go to schools and do not miss their school year. We have curfew for Orange County and Osceola, effect from 11 p.m. to 5:00 a.m. This included Orlando and Kissimmee area among others.

  &lt;div&gt;&#xD;
    
                    
          We, like many other places in the United States and other parts of the world, remain in a State of Emergency, but we are sure of one thing: This crisis caused by the coronavirus will pass and we will recover.

    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;

          For now the priority is staying safe and healthy at home with your family and follow the instructions of your authorities in each of your countries.       <title>Viva Orlando Rentals -COVID-19 Update to Our Homeowners</title>

         Dear Homeowner
         
                  &#xD;

          Most of our tenants households are expected to face financial burdens in the wake of the coronavirus pandemic.
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          As Covid 19 continues to impact us all we are already receiving calls from tenants worried that they won’t be able to make their monthly payments because of the uncertainty of not receiving their paychecks due to businesses closing abruptly - some on a temporary basis , others permanently - or a reduction in work hours to prevent the spread of COVID-19.
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          While it’s been said that there will be some assistance, it is not certain how and when.
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          Due to this disruption of income, we will first check which tenants have renter’s insurance and if their policy covers this incident.
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          If they don’t, I would like to consult with you if you agree to work out a payment plan for the tenants who will be reaching out for help in April?
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          Some options can be:
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          * Spread the payment out over the next three to six months.
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          * Allow up to 90 days for tenant to make the April’s rent payment
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          * Or even accept a partial payment if it is in your possibilities 
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          * Use their security deposit and give them a certain amount of months to replenish it. ( We would only like to apply this option for homeowners who need to pay a mortgage payment and are short of cash in their US bank account)
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          Needless to say we will need to waive late fees for everyone who’s not able to pay on time
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          We are proactively working on a Rent Payment Agreement to fill and sign in the first two weeks of April.
         
                  &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
                    
          It’s also important to share that President Donald Trump said Wednesday that the Department of Housing and Urban Development will temporarily suspend “all foreclosures and evictions” amid the coronavirus crisis.

  &lt;div&gt;&#xD;

  &lt;div&gt;&#xD;
