One of the first questions investors ask when considering a long-term rental property is: "How much does a 3-bedroom home cost in Orlando?"

The answer depends largely on the neighborhood, property type, age of the home, and local market conditions. In the Greater Orlando area, prices for 3- bedroom homes can  range from the low $300,000s to well over $700,000.


It's also important to remember that when most people refer to "Orlando," they are often talking about the broader Central Florida region, which includes communities such as Dr. Phillips, Winter Garden, Windermere, Davenport, Kissimmee, Orlando, ChampionsGate, Clermont and many others.


When purchasing an investment property, focusing solely on price can be a mistake. Successful real estate investing requires balancing purchase price, rental income potential, appreciation prospects, location, and your overall investment goals.


Let's take a look at some popular areas for investors.


  • DR. PHILLIPS AREA: a 3 bedroom property here can be a townhome for $395,000 as 6924 HOCHAD DR, ORLANDO, FL 32819- Or a single family for $779,000 as 8998 CRICHTON WOOD DR, ORLANDO, FL 32819. These properties can give you a higher rental rate due to the desirable the area is to live. A well established neighborhood with great lifestyle and easy access to everywhere in Orlando.


It might not appreciate much in value compared to other neighborhoods but these properties often command higher rental rates due to the area's popularity.


Although you will definitely see appreciation in value if you hold at least 7 to years.


  • DAVENPORT AREA: a 3 bedroom single family home average price here is $325,000 as 1562 TAMARIND RD, DAVENPORT, FL 33896; it may also be a brand new property or recently built. Monthly rents here can be an average of $2,250 for those homes.

        Historically, many homes in this area have experienced appreciation over the long term, although future appreciation is never guaranteed.

        It can also maintain strong rental demand due to its proximity to Disney, I-4, and major employment centers.


  • WINTER GARDEN: This neighborhood itself present a variety of prices for a typical 3 bedroom property, but for investment purposes you could buy a new construction single family home at Silverleaf Oaks community for $518,290 as 6174 WHISPERING GLEN, WINTER GARDEN, FL 34787 or townhome built in 2004 as 13527 DANIELS LANDING CIR, WINTER GARDEN, FL 34787 for $335,000 - Of course their monthly rent will vary according to the condition, location and amenities your tenants will enjoy in these community.


I would love to share with you prices for the same 3 bedrooms in Orlando and Kissimmee but these are 2 very wide/spread areas with so many different options in themselves; from their downtowns to their new developments and even their old charming neighborhoods; that it would be best for you to call us and tell us the neighborhood in any of these areas you would like to see options.


If you only focus on the price of the home without considering other factors you might not succeed.
